Why it is different work

Commercial grounds are judged differently

A tenant or a board never notices good landscaping. They notice the week it
slipped. That makes the job consistency at scale rather than any single visit: the
same standard across every zone of the property, every week, whatever the crew
rotation and whatever the Gulf Coast weather is doing.

It also makes the account manager the product. Most contracts are lost over
communication rather than horticulture — a board that cannot get a straight
answer about what happened on site this week will eventually go to tender.

Local conditions

What makes Houston harder than most markets

Both extremes

Plant material has to take a Gulf Coast summer and the occasional hard freeze.
A great deal of what looks good on installation day survives only one of the two,
and the replacement cost lands on you.

Rain arrives all at once

Drainage matters more here than almost anywhere. Grounds that pond after a
storm lose turf, and parking islands without proper drainage lose their trees
slowly enough that nobody connects the two.

Irrigation waste is invisible

On a large site an unaudited system quietly costs more per year than the
difference between a cheap maintenance contract and a good one.

Hurricane season is operational rather than theoretical: storm response, debris
clearance and a plan for what happens before landfall are part of the service, not
an add-on nobody discussed.

What the contract covers

Grounds

Mowing, edging and detail work to a defined standard across all zones. Shrub
and ornamental pruning on a horticultural calendar. Turf fertility, weed and pest
management.

Trees and irrigation

Tree care including inspection of anything overhanging parking or walkways.
Irrigation monitoring, repair and seasonal scheduling rather than a fixed timer.

Seasonal and storm

Seasonal colour where the property wants it, storm response and debris
clearance. Enhancement work quoted separately, never bundled invisibly.
